ABOUT THE DEVELOPMENT
The Cherry Orchard Planned Community is a mixed-use park with a premiere location at 2323 Linglestown Road (PA-39) in Susquehanna Township.
A fully signalized intersection controls access to the site. It is located across from the Giant Food Superstore at Blue Mountain Commons.
The Cherry Orchard Planned Community is named after the rows of cherry trees planted along the perimeter.
Vartan Group, Inc. master planned and developed the site in 2016. Best practices included:
- Infill development along an established corridor with all utilities available onsite.
- Mixed-use land planning.
- Signal modernization at the intersection of Linglestown Road and Cherry Orchard Drive and accessible crosswalk connections.
- Walkways at the site perimeter for future connectivity with neighboring developments.
- Minimizing site disturbance, identifying and preserving ecologically sensitive areas.
- Shared site infrastructure such as parking, public utility services, stormwater management, and site services in-common.
- Planned Community established to permit business tenants to become unit owners.
- Outreach and cooperation with neighboring developments.
The site roster includes:
- Cherry Orchard Place – A Senior Living Community is a 49-unit apartment complex providing affordable senior (62+) and veteran supportive housing. The building was designed to Passive House (PHIUS) guidelines to achieve high energy efficiency, increase indoor air quality, and offer safety and comfort in extreme weather conditions. The residents enjoy interior and exterior amenities, as well as a highly walkable location with sidewalk access to “quality of life” retail amenities.
- Little Learners’ Child Development Center is an educationally-based child development center offering child care, kindergarten, and other educational services to children starting at age 6 weeks.
- UPMC Urgent Care Harrisburg provides medical care to patients of all ages with minor illnesses and injuries.
- Dental Care of Harrisburg provides a variety of oral health services.
- Chase Bank is coming soon! The new financial center is currently under construction.
